What are the Warning Signs of a Bad Real Estate Agent?

Owing a home is everyone’s dream. Whatever may be their income, every human being wants his/her own home where they can live a peaceful life with their loved ones. And it is not an easy job to buy property whether it is plot or flat.

The first thing one will look for after the decision to buy or build a property is a real estate agent. If you are lucky you can find a good and reliable agent. But if our time is bad, we will fall into the trap of a bad and mean real estate agent. If that is happened, our life will be miserable as we will be suffering mentally, physically and financially due to that agent.
 
As soon as the appointment of a real estate agent, we should keep an eye on him and judge him through his behaviour. If we can identify the warning signs of the bad real estate agent we can get rid of him soon and will
 
save our money and will have mental peace. Some of the warning signs of a bad real agent are:-
 
A real estate agent should have abundant knowledge about rates and market trends. He should be an expertise in his own field. He must have answers to all your property related queries. As you don’t have experience and time to search about property related facts, you have appointed him as an agent. If he is not clearing your doubts than what is the use of having an agent?
 
A real estate agent should value his customer. He should not differentiate the low cost home buyers and those who are buying bungalows. If your budget is low, it is none of his business. He has to give importance to you as he is giving to others.
 
He should not pressurise you to buy home out of your budget. If he keeps on talking about properties more than your budget make him realise that you are the boss and he is your agent. Don’t allow him to humiliate you.
 
He should be available to you whenever you want to talk to him. He may not be at your disposal 24/7 but he should respond to your calls or messages whenever you are contacting him. Fix a routine time with him for phone conversation. It may be daily or weekly. If he is not communicable then change your agent.
 
The agent should make you comfortable and he should be polite and cooperative. He should talk with you nicely and should not show attitudes to you. If you are uncomfortable with his behaviour make him realise that he is not the only person available in the market.
 
The real estate agent should have genuine interest in your proposal. Make sure that he is not giving excuses about lingering on and cross check your agent’s findings through another source. Find out about the prevailing rates of properties and cross check with your agent’s quotes. If it is mismatching, ask your agent about the cause of his high or low quotes.
 
It is in every body’s mind that most of the real estate people will cheat you if you are not on alert. Always be on alert when you are giving him advance or any other payment.
 
Don’t hesitate to change your agent if he is not keeping his small promises or appointments. Judge him with our knowledge and experience in the starting itself. It will be easy to change him early than after long period.
 
He should not Flip-flop his rate once it was fixed. And if the agent is talking about his financial crises and home front problems with you in order to extract money change him as early as possible or strictly make him realise that you will not pay more than what was agreed. These greedy agents will keep on change their rate or commission.
 
An essential quality of a real estate agent is listening. He should listen to you and follow your instructions. He should not act on his own regarding vital matters. If you not interested in a property or buyers/sellers he should not force you to do things unwillingly.
 
Hire a full time real estate agent rather than part time agent. Full time agent will be more dedicated than the other.
 
If you find any of these warning signals in your agent, change him immediately and hire a more friendly and knowledgeable real estate agent.

Buying a good house can be a dream for someone or it can be a necessity for others to book the house for rent but in either case, the real estate agent is mandatory, The agent should be well versed with the new market trends and however should be providing the correct information to the customers in terms of financials, locality, safety, and security.

The core qualities of a real estate agent should be -

 

1)- The agent should have excellent communication skills.

2)- The agent should have problem-solving skills.

3)- The agent should be honest and maintain integrity.

4)- The agent should put the client's interest first rather than his own or the developer's.

5)- The agent should have the problem-solving ability.

6)- The agent should have the skills of analyzing and negotiation.

 

Thus if your agent is lacking any of the above-mentioned qualities it is a warning sign that the agent should be replaced, else it could be a waste of time, energy and money. So in order to overcome such issues, the agents should have the property management software to get the consolidated data through which they can guide their customers well and can gain the trust and respect from their clients.
